estimated cash flow after operating expenses and mortgage
Gross income = rent + other income. Effective income = gross × (1 − vacancy). NOI = effective income − operating expenses; mortgage payments are not part of NOI. Cash flow = NOI − mortgage payment. Cash invested = down payment + closing costs + repairs. Cash-on-cash = annual cash flow ÷ cash invested. Gross yield = annual gross income ÷ price. Break-even occupancy = (operating expenses + mortgage) ÷ gross income; above 100% means the property would not cover costs even when fully rented. Mortgage payments come from a standard amortization formula and may differ from your lender’s quote. Property taxes, income tax, capital costs and appreciation are not modelled.
